We walk through your property, gathering information to accurately evaluate it and provide you with a personalized market valuation. The valuation compares your property to recent sales prices of similar properties, taking into account location, size, age, condition, and other factors affecting property value.

Once you sign a listing agreement, we roll up our sleeves and determine how to maximize your return: 

  • Inspection: An inspection identifies conditions that can potentially cause prospective buyers to pass on your property or request significant financial discounts.
  • Consultation: We provide guidance on any issues to address for the best return in the shortest time. We also advise you on financial trade-offs for choosing or not choosing to remediate them. 
  • Vendor management: For any remediations or enhancements, we can recommend vendors or use your preferred vendors. We obtain budgets, hire vendors, and manage projects to completion.

If your property would benefit from some extra design or staging enhancements, we have access to the Compass Concierge service. This enables you to benefit from expert staging services—such as painting, replacing flooring, and other improvements—without having to finance them up front. Simply complete the application and we manage the process for you. Service fees are paid at the close of escrow, helping you preserve capital.

Marketing Plan

The vast majority of buyers begin searching for properties online. Creating your property's online presence is a critical component of successful marketing. We also use traditional print and advertising channels, together with Compass' international presence, to present your property to the widest possible range of potential buyers.

Buyers expect to get a "feel" of the property, and video brings life and emotion to your online listing. We create a high-quality walk-through video for each home we list.

Online Presence

Each listing appears on multiple listing services across the Bay Area and in California. We expose each property on all high-traffic websites such as Redfin, Zillow, Realtor.com, and others. Social media exposure is also critical, and we create targeted marketing on social sites such as Facebook, Instagram, and LinkedIn.

 

Email Campaigns

We maintain a large proprietary database of top local real estate agents who receive emails promoting our listings. They forward these to their clients, who can click through directly to the property’s website.

Brochure

We create a beautiful, multi-page brochure for each listing to provide important data and show off its best features. 

 

Print Advertising

We also advertise listings through print ads in all local newspapers and luxury magazines.

Tours | Open Houses

For each listing, we host and promote a broker tour. We also personally attend each open house, welcoming prospective buyers and their agents and reporting back to you on results.

For clients who need to secure a new residence before their current home sells, we can help arrange a bridge loan. These short-term loans use equity from your current home to help you make an offer on a new one without rushing to sell. We can advise you on local lenders who arrange bridge loans.
