What Can I Build On My Lot?

Dear Monica: I’m confused by the current building rules regarding e.g., lot splits, SB-9, R-1 zoning, etc.  What is the best way to find out what can be done on my lot?  Christine G.

 

Dear Christine: To start, you should consult the Planning Dept. in your jurisdiction.  They will be able to tell you what is allowed by your city/county.  In addition, the Senate Bill 9, which became the law in California in 2021, allows non-discretionary approval of residential housing units in an area zoned for residential use.  There are some limitations.

 

There is much to know about the potential uses of residential lots and consultants who will provide this.  With the value of your property at stake, it is advisable to consult an expert.
