Dear Allen: Prospective buyers will be attracted by the work you’ve been doing. But if you disclose that the roof is old, the buyers will know that they need to replace it. And if you also include a roof bid in your disclosures, buyers will factor the cost of it into the price of the house.
The roof is part of the totality of the house and having an old roof is a negative feature which may lessen the buyer’s opinion of the rest of the house. My advice is to install a new roof if you can.
