Dear Marian: The collapse of the Surfside condo in Florida caused lenders to require review of building condition and maintenance, HOA finances and reserves, and insurance. In August 2026 these new rules for complexes of 10 or more units became effective. Loans will take longer to be approved and sellers should provide this information up front to speed the process along. Your unit is in a smaller complex and will be exempt from the new rules.
