Dear Evan: Landlords are responsible to maintain heating and electrical systems, ventilation, lighting, plumbing systems, water, smoke alarms and carbon monoxide detectors, weather protection, common areas in building and multi-unit properties, trash storage, and exterior locks. Security deposits are limited to one month’s rent. There is more flexibility if you rent your own home. If you engage a property management company, they can take care of the leasing and contact with tenants.
